Not every builder is a good builder. I know that's not a comfortable thing to say in my own industry, but it's true, and pretending otherwise doesn't help anyone.
There are builders out there who'll win your job with a price that looks too good to be true — because it is. There are builders who can't answer basic questions about process. And there are builders who seem perfectly reasonable until something goes wrong and they go quiet.
So let me be straight with you about the red flags I'd look out for if I were hiring a builder in Tamworth.
The first big one is a price that's substantially lower than other quotes. I know it's tempting. When you're spending serious money on a custom new home, a big gap in price feels like a win. But in most cases, that low price is either missing something — like key inclusions, proper allowances for site work, or accurate provisional sums — or the builder is deliberately pitching low to win the job, knowing they'll claw it back through variations later. Always ask what's included. Always compare like for like.
The second red flag is no online presence. A builder who's been doing quality work for years has photos to show for it. They have a website. They have happy clients they're comfortable tagging on social media. If someone can't show you their work, ask yourself why.
The third is reluctance to provide references. A lifestyle focused Tamworth builder who builds great homes wants you to call their past clients. If a builder hems and haws or only offers written testimonials they've selected themselves, that tells you something.
And the fourth — one I feel strongly about — is a builder who can't explain their process. Building a home involves hundreds of decisions, inspections, approvals, and handoffs between trades. If the builder in front of you can't walk you through how they manage all of that, it means they're probably not managing it very well.
Find a home builder you trust, who communicates clearly, and who has the runs on the board to prove it.
