🏡 Many metropolitan sites around Australia, especially in the wider city and inner city suburbs are very narrow… typically ranging between 5 – 10 metres wide.  Building a new home on such a site can be challenging to say the least.

 
Integrity New Homes has faced these challenges many times over the years, so we have developed some excellent Narrow site designs to meet the requirements stipulated by a tight block. 
Often the challenge of building a great design on a narrow site is also compounded by difficult and  limited access to the site, steep slopes, and tricky soil, including rocks and clay. 

Our Caxton design range is a narrow block double storey home that has two optional widths and sizes, from 8 metres wide and 20 metres deep for the Caxton 230 floor plan and 8.40m wide x 21.90metres deep for the Caxton 270 floor plan.  Both have the main living spaces on the lower  level providing an optional second living space upstairs near the bedrooms for the family members to enjoy their own space. 
Alternatively, if you have a view, then of course an upper living area is optimal. Our Paddington Range, either the 250 or 235 have ample space within to live comfortably.  Merely 8.40metres in width and a depth of 20.51 metres, this home is  Spacious, and extremely well designed. 

There are some considerations to be made when building on a narrow site. The orientation and light can be wrong which can require some creativity in design and may need some features added to the design to ensure that plenty of natural light can come in.  The use of cleverly placed windows can help with this, also skylights to bring natural light in, and light wells/ tunnels between the spaces can be added if the design allows.

  
Important things to think about when choosing a narrow home design are – 
1. How many rooms do you truly need? 
2. Storage space – under stairs, in ceilings, clever hall cupboards or bookshelves.
3. Multipurpose rooms and spaces
4. Car spaces (garage) 
5. Where are your neighbour's living areas or outdoor spaces, you will need your own privacy, so choosing a design that works with the block, aspect and neighbour’s homes is important.
