So before we ever talk dimensions, I sit down with the whole family and ask them how they actually use a home. Not how they think they should use one. Who gets up first? Who works from home? Where does the dog sleep? Does Nan visit on Sundays and need a ground-floor loo? Is there a teenager who's basically a hotel guest at this point? Every honest answer tightens the brief and saves you money on space you wouldn't have used anyway.
This is where I push for a proper brainstorm, and I mean wild. Don't kill an idea because it sounds expensive — we trim later. The job at this stage is to hear what each person genuinely needs, then sort it into "must have" and "would love to have." You'd be surprised how often the must-have list is shorter than people expect, and the budget breathes a little easier for it.
