One of the questions I get asked fairly often is: do I need an architect? It's a good question, and the honest answer is: it depends on what you're building and what you value most.

An architect is a fully registered design professional with a university education and ongoing registration requirements. They're well suited to complex, highly individual projects — homes with unusual sites, ambitious design ambitions, or heritage overlays. Architects typically manage the full design and documentation process, and some will administer the building contract as well. They come with a higher fee, but for the right project, they earn every dollar of it.
A building designer — sometimes called a draftsperson — offers many of the same services at a lower cost. They can prepare working drawings, handle planning approvals, and produce the documentation a builder needs to quote and build. For a straightforward custom new home on a standard block, a skilled building designer is often all you need.
The third option is a design-and-build arrangement, where the builder and designer work together as a team — or in some cases the builder has in-house design capability. This can streamline the process significantly, because the design is being developed alongside a builder who knows what things actually cost. There's less risk of designing a home that looks fantastic on paper but comes in wildly over budget.
The right choice depends on your project, your budget, and how much you want to be involved in the design process. Some people love collaborating with a designer over months of meetings. Others want a more guided, streamlined path to a finished home.
