The Hidden Site Costs That Catch People Out

One of the most common conversations we have with new clients goes something like this: "We thought the quote was the quote. Where did all this extra come from?" The answer, almost always, is the site. Most quotes you'll see early on are for the build itself. What sits underneath that — soil, slope, council, services, covenants — is where the budget often gets quietly chewed up.

If you're shopping for land or have just bought a block, here are the costs that catch people out.

Soil and foundation. Out here in our part of WA, the soil can vary dramatically across just a few streets. A soil classification test will tell you what kind of slab you actually need. A reactive site can add tens of thousands compared to a standard one. Get the test done before you commit, not after.

Slope and excavation. A flat-looking block can still need cut and fill, and a sloping block almost always does. Retaining walls, drainage, and earthworks aren't usually in the headline figure.

Service connections. Power, water, sewer, NBN. If they're not already at the boundary, getting them there can be expensive. New estates are usually fine. Battle-axe blocks and rural land often aren't.

Building covenants. Many estates have rules about what you can and can't build — materials, colours, fencing, even your driveway. Read the covenant before you commit to a design, not after.

Council and planning rules. The local council has the final say on a lot of things — height limits, setbacks, sustainability requirements, sometimes even materials. A best practice Geraldton builder will know these rules cold and design with them in mind from day one.

Energy rating. Every new home has to meet a minimum rating. In our hot, semi-arid climate, hitting that comfortably can mean better orientation, decent insulation, or upgraded glass. None of it is wasted — you'll feel the difference in your power bill every summer.

None of this is meant to scare anyone off. It's just the reality of building. The earlier these costs are on the table, the smoother everything that comes after will be.

If you'd like us to walk through the costs hidden in your block, we're happy to take a look.
