Why Building Costs Vary: The Three Main Things

Many things affect the price of a home. According to Jake, three matter most.

1. Your location and block

In town or out of town, steep site or flat site: it all comes into play. On a steep block we need to get cranes and trucks up there to unload materials, and we may need to allow for a driveway. The steeper the site, the higher off the ground we have to build. A block in town is usually flatter with easy access, which makes for a simpler build.

2. Your finishes

Flooring, lights, benchtops: anything you can see. Our standard inclusions cover you from floor to ceiling, including:

  • 4.5mm vinyl plank flooring
  • Downlights
  • Sliding cavity doors
  • Tiles to the ceiling in the bathroom

When you want to step up to a stone benchtop, higher ceilings or a feature wall, those personal touches will change the cost of the build.

3. Changing your mind halfway through

This is the one that can really blow out a build, because it can mean going back to the engineers and back to council for approval.

Not every change is a big one, though:

  • Small changes, like changing a door or moving a wall, are cheaper and we can do them without going back to council.
  • Bigger changes, like altering the outside of the house or adding an extra ensuite, have to go back to the engineer, then council, then back to us.

The more decisions you lock in before the build starts, the fewer surprises you will have along the way.
