Choosing a builder is probably the single biggest decision you'll make in this whole journey. Bigger than the kitchen layout, bigger than the colour of the bricks. The right builder makes the rest of the project feel like a project. The wrong one makes it feel like a part-time job you didn't sign up for.
So how do you tell the difference before you commit? A few things help.
Start with the licence. Every legitimate builder in NSW has to be licensed for the work they're doing. Check it on Service NSW. It's a thirty-second job and it tells you whether the person across the table is legally allowed to build your home. If a builder gets weird about you checking, that's information.
Next, look at industry associations. Reputable operators are usually members of the HIA or Master Builders. It's not a guarantee of perfection, but it tells you they're working in the open and prepared to be held to a standard.
Then ask for references and actually ring them. Don't just glance at the website testimonials. Ring two or three previous clients and ask what surprised them, what frustrated them, and whether they'd build with that team again. People are surprisingly honest when you ask the right way.
Have a look at sites in progress, too. A clean, organised job site is a good sign. Materials stored properly, rubbish managed, blokes who say hello when you walk past. That's a builder who runs a tight ship. A messy site is rarely an isolated thing.
Finally, trust the process more than the price. If one quote is wildly cheaper than the others, that's not luck. It usually means corners are getting cut somewhere, or the builder is in trouble and chasing cash. Cheap up front almost always costs more before you're done.
