Choosing the Right Builder for Your Perth Build: What Actually Matters

The builder was easy to deal with, kept them informed, and delivered what was promised. In the second story, the build nearly ruins the owners' faith in tradespeople altogether. Start with licensing. Every state has a body that licenses residential builders, and there is no good reason to consider anyone who is not on that register. Then look for experience that matches your project. A renovation and extension specialist is not necessarily the right choice for a new build on a sloping block, and vice versa. Ask to see examples of similar work.

Next, ask about process. A best practice builder can walk you through what happens from your first phone call to the day they hand you the keys. If a builder cannot explain their process clearly, that is a red flag, not a sign of simplicity.

Ask if you can speak to previous clients. A builder with a string of happy homeowners will not hesitate to connect you. Look at their online presence too. A professional builder should have a genuine portfolio of completed work, not just stock photography.

Finally, and this is one people underestimate, pay attention to how you communicate with them. You are not marrying your builder, but you are going to be working closely with them for months. If something about the relationship feels off during the sales process, it will not improve once the concrete is poured.

Price matters, of course it does, but it should never be the only factor. A quote that is dramatically lower than the others is not always good news. It might mean the builder has misunderstood the scope, is cutting corners, or is under financial pressure and needs the job at any cost. None of those situations end well for the homeowner.
