
Here's what I see a fair bit of. People come in with a number in their head — four bedrooms, two bathrooms, double garage. That's fine as a starting point. But if you build a house just to hit those numbers, you can end up with a home that doesn't really fit your life. The family that loves to entertain needs a different layout to the one that values privacy and quiet. The retiree couple has different needs to the young family with three kids and a dog.
What I always encourage people to do before locking anything in is sit down with the whole family and actually talk about how you want to live. What frustrates you about your current place? What do you love? If you had no restrictions, what would your ideal day at home look like? Write it all down. Don't filter anything out at this stage — that comes later when we're working through the budget.
The point of that exercise is to make sure the things that matter most to you actually make it into the design. Or a pool that ties into your living spaces rather than sitting off in a corner. Or a master bedroom that catches the morning breeze instead of baking in the afternoon sun.
