Here's what's actually going on when a quote comes in well under everyone else's. More often than not, that builder has either left things out, used cheap allowances they know won't cover the real cost, or — and this is the one that hurts people — they've deliberately priced low to win the job and plan to make it back through variations down the track. You end up signing a contract thinking you're getting a deal, then spending the next year watching the cost climb.
The honest truth is that building a quality home costs what it costs. As a home builder, I can't pay less for quality trades, good materials and proper supervision just because I quote cheaper. What separates builders at different price points isn't usually the final cost — it's how upfront they are about it.
What I'd encourage anyone to do when they get multiple quotes is actually sit down and compare them line by line. What's included? What's excluded? What are the allowances for your tiles, taps, light fittings — are they realistic? If one quote is $100,000 less than the others, that gap has to come from somewhere. Either something's been left out, or the allowances are too low to get you anything decent.
