When folks first sit down to talk to me about building a custom new home, the opening line is usually something like, "We're after four bedrooms, two bathrooms, around 220 square metres." I understand why. It's how new homes get talked about in display villages and on real estate listings. But after plenty of years working on houses around Inverell and the wider New England, I can tell you the people who end up genuinely loving their homes never started with a bedroom count. They started with the way they actually live each day.
Picture a street with four different households. One couple has the wife's elderly mum living with them, so a downstairs bedroom and a flat-threshold shower aren't a nice-to-have, they're the whole point. Next door, the husband works long hours away and the wife runs everything from the kitchen, so the kitchen is the heart of the house and needs to be roomy enough to feed half the rugby team after a game. Up the road, a recent widower wants something low-maintenance and lockable so he can take off to watch the cricket. And on the corner, a keen gardener cares more about hose taps and a decent shed than the ensuite tiling.
Same street, four completely different homes. None of those people would be at home in the same off-the-shelf plan.
That's why I always start with lifestyle questions before a single line is drawn. How does your morning run? Where does the dog sleep? Who cooks, who watches, who needs quiet? Do you want the living spaces to catch our winter sun, and how do we shade the western wall from those hot summer Inverell afternoons?
A lifestyle focused approach means the rooms, the orientation and the square metres all fall into place naturally. Skip that step and no amount of extra space will make the house feel like home.
