There's a habit I'd love to break in our industry — clients spending months and tens of thousands of dollars on plans before they ever speak to a builder. Then they bring those finished plans to three builders for a quote, and the quotes come back at twice the budget. Now they're stuck. Either they redesign (more money, more delay) or they walk away from a place they paid good coin to design.
The fix is simple. Talk to your home builder first, or at least talk to the designer and builder together early. A builder who's been around the block knows roughly what a home costs to build per square metre in Brisbane, what materials are sensible for our climate, and what little design choices send a budget into orbit. A designer working in isolation can draw you a beautiful home that simply can't be built within your means.
There are a few options for who does your drawings. An architect is right when the project is large, complex, or you want a strongly creative brief led by them. A building designer is the practical, budget-aware option that suits most custom homes — and plenty of award winners come out of building designers, so don't think you're settling. A draftsperson is the lightest touch and works for simple briefs. The last option, and the one I usually recommend, is a design-and-build setup where the designer and brisbane builder are already used to working together.
Why? Because the designer knows what the builder can deliver for the budget, and the builder knows the designer's drawings inside out. Variations get sorted in a phone call, not a fortnight of emails. Sites get walked together. Engineering, soil, slope and council quirks get factored in before they cost you anything.
When you're interviewing a designer, tell them your budget upfront. If they wave it off and say "that's the builder's job", walk away. You want a partner who'll either deliver the unique homes you've imagined within your budget or tell you honestly when something's beyond it.
