Tackling Brisbane's Sloped Sites: Why a Tricky Block Doesn't Faze Us

If you've fallen in love with a block that happens to slope, there's a fair chance a builder or two has already told you it's all too hard.

I want to explain why we see things differently. Sloped sites are everywhere around Brisbane, and there's no pretending they aren't a real challenge.

Plenty of builders simply won't touch them. We will. We're always happy to take these sites on, and the reason is simple — we've been through the process plenty of times before. When the curly issues come up, and on a sloped block they always do, we already know how to deal with them.

City of Brisbane blocks tend to come with their own particular set of challenges, and it's rarely just the slope.

You'll often be juggling a tight site, awkward street access, a narrow driveway and a long list of council requirements all at once. None of that is a reason to walk away — it's just a reason to plan properly. The big question on a block like that is where you place the home through the heights so it sits comfortably and still stays under the overhead clearance we're required to work within. Get that wrong and the costs climb quickly.

Our approach is always to design the problem out before we build. On that site, that meant minimising retaining walls, minimising drop edge beams on the driveway, and minimising drop edge beams in the slabs themselves. Every one of those elements adds cost and complexity, so the less of them we need, the better the result for the client.

We believe we landed on a really good equilibrium on that home, a design that respects the site, keeps the budget sensible, and gives the client an outcome they're going to be really happy with. That's the thing about sloped sites: they're not a problem to be feared, they're a puzzle to be solved.
