Every block of land in Brisbane has a personality — slope, aspect, breeze, neighbours, view lines. The biggest mistake I see people make is buying a plan they liked online and then trying to bolt it onto a site that has different ideas. A great home builder works with the block instead of fighting it.
Start with the sun. In Brisbane the summer sun is brutal from the west. If you put your main living area or kitchen on a western wall with a wide stretch of glass and no shade, you'll be running the air-con flat out from October to March. The smart move is to put the garage, laundry or storage on the western side, push the living rooms towards the north for that lovely winter light, and keep bedrooms east where the morning sun does the heavy lifting.
Eaves matter more than people think. A 600mm eave will keep the high summer sun off your glass while still letting the lower winter sun in. It's free climate control. Same goes for a deep verandah on the northern side — that's where you'll spend the best afternoons of the year.
Then look at the breeze. Brisbane gets beautiful north-easterlies in summer. If you can place living spaces and bedrooms so they catch that breeze through louvres or sliding doors, you've cut your cooling costs without spending a cent on hardware.
Slope is the next conversation. A flat block builds cheap and predictably. A sloping block in Chermside, Carindale or out toward Mt Gravatt can deliver a stunning split-level home with views, but it needs a builder who's seen it before — site cuts, retaining, drainage and access all add up if they're not planned properly from day one.
Privacy from neighbours, the position of your driveway, where the rainwater tank lives, where the clothesline catches sun — none of it is glamorous, but a brisbane builder who walks the site with you and thinks about all of it is the difference between a home that works and one that fights you.
