I get it. When you're staring down the cost of building a new home, the quote with the smallest number at the bottom is tempting. But after years spent managing budgets and suppliers professionally, I can tell you the cheapest quote is very rarely the cheapest outcome.
Here's how it usually plays out. You get three quotes for the same home. Two come in fairly close together, and one comes in fifty or a hundred thousand dollars lower. It's easy to assume you've found a bargain. More of
ten, one of a few things is actually going on. The builder might be "low-balling" you, fully aware the real cost will land much higher once the job is underway. They might be planning to use cheaper materials or unlicensed subcontractors to hit that number. Or they might simply not have priced the job properly in the first place, which is arguably worse, because now you're relying on someone who doesn't actually understand what your home will cost to build.
None of those scenarios end well for the homeowner. You end up paying close to the same amount either way, except with the low quote you've usually paid it through stress, delays and disputes instead of upfront honesty.
The way to protect yourself is to make sure you're comparing apples with apples. Every quote should be judged against the same inclusions schedule, the same standard of fittings, and the same scope of work. If one builder's quote includes an allowance for something and another builder's doesn't even mention it, that's not a saving, that's a gap that's going to show up later as a variation.
