Choosing a builder is one of the biggest decisions you'll make in the entire process, and it's also where I see people get caught out most often. Not because they're careless, but because a smooth-talking builder and a genuinely good one can look very similar in that first meeting.
Before I started INH Moreton Bay, I spent close to two decades in project and operations management, working with teams, suppliers and tight budgets in fast-moving environments. One thing that experience taught me is that a lack of process is the biggest red flag there is. A builder who can't clearly explain how they'll take you from a first conversation through to handover isn't being humble, they simply don't have a system, and that's when things start going wrong for homeowners.
So what should you actually be looking for in a Moreton Bay builder?
Start with the basics. How long have they been in business, and can they show you evidence of their licence and insurances? Any builder who's cagey about answering that shouldn't be on your list. Ask to see examples of their previous work and, if possible, speak to past clients. A builder with nothing to hide will happily connect you.
Ask about their quoting process. A one-off custom home isn't a project home that's been built a hundred times before, so a proper quote takes real work, a genuine site visit, an inclusions schedule, and enough detail that the number you're given actually means something. Be wary of a builder who'll give you a "ballpark figure" over the phone without ever seeing your block.
Ask who you'll actually be speaking to day to day. On a build there'll be plenty of people involved, tradespeople, suppliers, certifiers, but you need one clear point of contact who can tell you what's happening and why. That's something I take seriously, because I know from years of coordinating teams and suppliers just how quickly things fall apart when communication isn't clear.
And don't be shy about asking what happens when something goes wrong, because on any build, something eventually will. A builder worth trusting won't pretend they're perfect. They'll tell you how they handle it when a mistake happens, because that's genuinely what separates a good builder from a bad one.
