Once your contract is signed and the approvals are through, your new home starts moving through a series of stages that can feel like a bit of a mystery if you've never built before. Here's the plain English rundown of what's actually happening on site, so you know roughly what to expect at each point.
It starts with site preparation, where the block is pegged out, fencing and a site toilet go in, and the area is cleared and levelled ready for construction. From there, the foundation stage sees the site excavated, piers or footings put in, and the slab poured, with plumbing and electrical rough-in work completed underneath where needed.
Next comes the frame stage, which is where your home really starts to take shape. Timber or steel framing goes up for the walls, roof and flooring, and this is genuinely one of the most exciting stages for most families, because for the first time you can walk through the actual layout of your home rather than just looking at a plan on paper.
Once the roof, external doors and windows are on, your home reaches what's known as lock-up stage. From here, the trades that keep everything running move in. Plumbing and electrical rough-ins go through the walls and ceiling, ducting is installed if you've got air conditioning, and insulation goes in to help manage Moreton Bay's warm, humid climate. This is also a good time to do a site visit and confirm things like power point and light fitting locations are exactly where you want them, because once the plasterboard goes up, those decisions are locked in.
From there it's internal linings, followed by the fix-out stage, where skirting, architraves, your kitchen and tiling to wet areas are completed. Painting comes next, both inside and out, followed by fit-off, when floor coverings, fixtures and fittings are installed and your home starts looking genuinely finished.
The final stage is practical completion, which covers the last internal and site cleans and any remaining minor items, before your home is ready for handover.
Every one of these stages relies on the right trades turning up in the right order, properly supervised, and communicated clearly to you along the way. With my background managing complex projects with a lot of moving parts, this is honestly the part of building I find most satisfying, watching a plan on paper become an actual home, stage by stage, done properly.
