Plenty of folks come to us with a number in their head before anything else. "I want a four-bedder, around 250 square metres." It's a fair starting point, but it's not where I'd start. Square metres don't tell me whether the home will actually work for the way you live. A bigger floorplan can still feel like a stranger if it's been laid out around a generic template instead of your day-to-day routine.
Here on the Gold Coast, we live indoors and outdoors in the same breath. Mornings on the patio with a coffee, kids running between pool and lounge, late afternoon breeze through the kitchen. A custom new home only earns its keep if it makes those moments easier — not harder. That's why I'm a lifestyle focused builder before I'm anything else.
So before we ever talk dimensions, I sit down with the whole family and ask them how they actually use a home. Not how they think they should use one. Who gets up first? Who works from home? Where does the dog sleep? Does Nan visit on Sundays and need a ground-floor bathroom? Is there a teenager who's basically a hotel guest at this point? Every honest answer tightens the brief and saves you money on space you wouldn't have used anyway.
This is where I push for a proper brainstorm, and I mean wild. Don't kill an idea because it sounds expensive — we trim later. The job at this stage is to hear what each person genuinely needs, then sort it into "must have" and "would love to have." You'd be surprised how often the must-have list is shorter than people expect, and the budget breathes a little easier for it.
