Granny Flats offer an affordable and diverse solution to many homeowners and are a very popular development option. In the Gloucester region of NSW the viability of including a second dwelling on the block is excellent.  
A granny flat or secondary dwelling is self-contained accommodation within, attached, or separate to an individual home. 

More and more Australian Home owners are finding ways to build a second dwelling for many reasons, including aging parents living close, but having their own space,  adult children, who may be waiting to build or buy their first home, or who are at Uni and need a place to live that gives them space, and independance without the associated costs of living out of home. 

The option to holiday let, permanently rent out or have it as a guest house are also great options for Granny flats and similar spaces. 

A council or accredited certifier can certify granny flats as complying development without the need for a development application, provided they meet specific standards in the State Enironmental Planning Policy (Affordable Rental Housing) 2011 

Typically to build a granny flat as complying development it must be:

* Established in conjunction with another dwelling (the principal dwelling),

* On the same lot of land as the principal dwelling (and not an individual lot in a strata plan or community title scheme), and 

*May be within, attached to, or separate from the principal dwelling.

You may also be eligible as part of building  a granny flat onto your new build or existing home, to claim assistance through the Federal Governments HomeBuilder program which is encouraging the commencement of new home builds and renovations. 

Granny flats also got a mention in the 2020 Federal budget with a proposal for Capital Gains Tax exemptions for homeowners building granny flats for older and/or disabled family members. This proposal could commence as early as the 1st July 2021.
