There's a really common path people take into a new home that costs them dearly. They engage a designer first, fall in love with the drawings, then take them to builders for a price — and find out the home they've spent months designing is twice their budget.
It happens more than you'd think. The reason is simple: designers and builders are different trades. A designer's job is to capture what you want on a page. A builder's job is to know what that page costs to put up. Plenty of designers will draw you a beautiful set of plans without a single conversation about what those features cost in the real world. By the time the builder weighs in, you've already paid for plans you can't afford to build.
That's why I always suggest people talk to a builder first — or at the very least talk to one in parallel with the designer. A good builder can ballpark a concept very early and tell you whether your wishlist fits your budget before the drafting clock starts. That conversation costs you nothing and can save you tens of thousands.
The other thing to think about is the fit between designer and builder. If they've worked together before, they speak the same language. The designer knows what the builder can deliver inside a budget, and the builder isn't getting handed plans that look great but blow up on site. If they don't know each other, you're paying for two professionals to learn each other's jobs on your project.
Three options to consider. An architect — best for very large or complex builds where there's significant design work and a budget to match. A building designer — practical, construction-aware, well-suited to most family homes and great at matching a real budget. A design-and-build company — designer and builder under one roof, working off the same brief, with one set of conversations and one fixed price at the end.
