I'll let you in on one of the most expensive mistakes I see families make. They go to an architect or designer first, spend months and serious money getting a beautiful set of plans drawn up, and then bring those plans to a builder for a quote. The number that comes back is double their budget. Now they're in a tough spot: bin the plans they've fallen in love with, or pay another big cheque to redesign the home around what they can actually afford.
This happens because the designer and the builder weren't talking. The designer drew the home you described. The builder priced what got drawn. Nobody was in the room making sure the design and the budget were lining up the whole way through.
The cleaner way to do it — and I'd say this whether you build with us or someone else — is to engage a builder who already has a designer they work with. Or a builder who has design in-house. The relationship matters because design decisions and build costs are completely tangled together. A roofline that looks lovely on paper might add fifteen grand once you cost the steel and the labour to put it up. A particular window arrangement might be perfect for the western afternoon sun in Helensvale or Coomera, but trigger an energy rating issue. A good design-and-construct team catches all of that early, while you're still drawing — not three months later.
What you want to feel from the first meeting is chemistry. You should be able to talk to your designer and your home builder the way you'd talk to a mate who happens to know a lot about houses. They should be honest with you about what works, what doesn't, and what your budget will actually buy. If your designer says "budget is the builder's problem" — find someone else. That's the line that ends in disaster every time.
