You start looking at what kind of home styles you like and checking out various floor plans and facades. You notice everything about homes that you have never noticed before! It's crazy how things become so obvious regarding building now that you have decided to build!

There is actually a name for it!!  It's called the Baader-Meinhof phenomenon... when you notice something new  -  well, it's new to you!  You are suddenly aware of that thing all over the place.  There's really no increase in the occurrence, it's just that you have started to notice it. Do you know what I am talking about!? 

So what is the right price when you are building a new home? Is there such a thing?  

Integrity New Homes Uralla-Walcha has a fantastic in house design service that means you can custom design your home at a fraction of the cost that it would be if you decided to go with an architect and then find the builder to build the home that was designed by the architect. Yes, it's true!

All you need to do  is come to us with your sketch of what you want. Be realistic. Or find one of our standard designs and modify it to suit your family.  You will fill out a questionaire that asks you what inclusions and types of things you want in your home.  This gets taken into account when we design the home. You pay a small upfront cost to have your home design done,  your soil test, and the site survey so that everything is transparent and there's less hidden site costs when it comes to having the plan priced and your contract put together.  However,  you need to be aware that site costs can actually vary once you get to site, for example, if rock is found or other issues with your site.  Your local INH Uralla-Walcha builder will work through this with you. Site costs for an average block of land are often around the $15,000 - $25,000 mark, and need to be factored into your budget as an extra over, as it's hard to know exactly what the costs are here until you turn the soil.

Your building contract will reflect the inclusions you have decided to have in your home, so whatever is the end contract price,  it will be clearly given to you in a sales estimate before you sign the contracts. 

So, the right price is reflective of the Inclusions in your home.  If you go with stock standard products, of course your building contract will reflect that.  We go to great lengths to put excellent, good quality inclusions into our homes so that you, the  Home buyer will have a great quality home at a great price. If you want to include items and upgrades that are not standard, this will affect your overall cost. Mostly, if you know what you want from the start, the upgrades can be factored into the price.  If this changes during the construction you will be asked to sign and pay for a variaton of the original contract price. 

The cost of your home will be what the product (materials)  and services cost the builder,  plus the builders margin for carrying out the work. 

Beware of any builders who don't have a Builders licence.  Always check this and also their Home Warranty Insurance when you sign up. The building industry has set benchmarks in place to ensure that you the home buyer doesn't get ripped off by your builder, and Integrity New Homes local builders all have passed the checks and have HIA approvals and awards to show for their work and their qualifications.
