Get it right and it's one of the best experiences of your life. Get it wrong and you hear those stories: half-finished homes, money gone, nobody returning calls. So let me walk you through the questions worth asking before you sign anything.
First up: how long have they been in business, and can they show you their licence and insurance? Sounds basic, but you'd be surprised. An unlicensed builder is a liability, and if something goes wrong on site, you want to know there's proper cover in place.
Second: can you speak to previous clients? A good home builder will happily put you in touch with people they've built for. Not just a handpicked testimonial on their website, actual homeowners you can call or visit. Ask those people about the communication during the build, how problems were handled, whether the price stayed close to what was quoted.
Third: what does their process look like? From the first conversation through to handover, a quality builder has a structure they follow. If they can't clearly explain how they manage the build, that's a sign things might get messy when it matters.
Fourth: who's your day-to-day contact? You should always know who to call if you have a question or a concern.
